Importing an Airbnb listing to Guesty

You can import your existing listings from Airbnb to Guesty, and easily manage them in Guesty.

After connecting your Airbnb account to Guesty, your existing Airbnb listings will automatically be added (“pulled”)  to Guesty’s dashboard in a “Not connected” status. Then, select which listings you want to connect between Guesty and Airbnb and import their data, reservations, and guest messages to Guesty. Follow these instructions to connect your account and import your existing listings.

When adding new listings to Airbnb, you'll have to sync your Airbnb account in the Guesty dashboard page to pull the added listings, and then import their data to Guesty. Learn how to do this in this article.

Once the import is done, the listing status will change to "Connected" on the Guesty dashboard within 24 hours, and its sync settings will be set to Full sync by default. After the status change, It can take an additional 72 hours to import the listing’s data, reservations, and guest messages to Guesty. 

How the import affects your listing settings and data

Read carefully how importing a listing affect's the associated data in Airbnb and in Guesty.

Data type

Details

Sync settings & locked attributes

The listing sync type is set to “Full sync”, meaning rates, availability, and content should be managed in Guesty, not in Airbnb. 

However, you can manage some content attributes directly in Airbnb, using the Airbnb locked attributes feature. You can change the attribute’s value in Airbnb after the listing is imported and connected. The specific attribute will be managed in Airbnb, and “locked” from being changed from Guesty.

Reservations

Current and future reservations are imported to Guesty. Reservations with past check-out dates are imported without the guests' details (Airbnb restricts this for privacy reasons).

Past reservations are pulled to Guesty from the last 360 days, and with partial or outdated financial information. Contact us to retrieve the correct financial information for past reservations.

Calendar blocks

Your Airbnb calendar blocks will be imported as blocks to Guesty. If you were previously connected to another PMS, you might have reservations from other channels appearing in your Airbnb calendar as blocks. They'll be imported to Guesty as blocks as well. If you connect to the source channel of these reservations, Guesty will automatically replace these blocks with the actual reservations.

Listing's price per night
  • The listing's default base price in Airbnb will be imported to Guesty. Following the import, any updates to the base price should be made in Guesty.
  • Calendar prices will be imported to Guesty and be reflected in the calendar (similar to manual override via the calendar).
  • The listing's seasonal pricing (Rule-sets) in Airbnb will be imported to Guesty as the calendar prices per night nights for the defined period (similar to manual override via the calendar). Then, the seasonal pricing in Airbnb will be removed and replaced as the calendar prices for the relevant period. For example: If you set a rule-set in Airbnb for 100$ for the last week of December, each day's price for the last week of December will be updated to 100$ in the Guesty calendar and the Airbnb calendar.
Listing's minimum and maximum nights 
  • The listing's default minimum and maximum nights in Airbnb will be imported to Guesty. Following the import, any updates to the minimum/maximum nights should be made in Guesty.
  • Calendar minimum nights will be imported to Guesty and be reflected in the calendar (similar to manual override via the calendar).
  • The listing's seasonal minimum nights (Rule-sets) in Airbnb will be imported to Guesty as the calendar minimum nights for the defined period (similar to manual override via the calendar). Then, the seasonal minimum nights in Airbnb will be removed and replaced as the calendar minimum nights for the relevant period. For example: If you set a rule-set in Airbnb for a minimum of 5 nights for the last week of December, each day's minimum nights for the last week of December will be updated to 5 in the Guesty calendar and the Airbnb calendar. 
  • Beta users: The "minimum nights by check-in" (day of the week) will be imported to Guesty as the minimum nights per day of the week (for example, a minimum of 3 nights for Mondays) appearing on the property page. Following the import, any updates to the minimum nights per day of the week should be made in Guesty. Following the import, the minimum nights by check-in in Airbnb will be removed. Instead, the minimum nights will be reflected in Airbnb's calendar for the relevant days (for example, Mondays will show a minimum of 3 nights in Airbnb's calendar).
Additional fees

Additional fees set in Airbnb won't be pulled to Guesty. You'll need to configure them in Guesty once the listing is imported (you can only set additional fees per listing).

External (iCal) calendars

If you're using an external calendar (iCal): Airbnb disables the iCal connection to avoid conflicting updates. All iCal calendar blocks and notes will be removed from the listing's calendar, and the iCal link will be removed from Airbnb. 

To prevent data loss, manually replace your iCal blocks with manual blocks in Airbnb before connecting to Guesty.

Photos

Photos only sync to Guesty during the initial import. 

During the import process, Airbnb reduces the photo resolution and this reduction in quality is not visually noticeable. We recommend deleting the imported photos and re-adding the original high-resolution photos in Guesty once the listing is fully connected.

Keep in mind that Airbnb imposes a rate limit of 100 deleted photos per week, so plan accordingly when replacing images.

Guest messages

Guest messages are added to the Guesty Inbox as “Unread”. 

Only messages from the last 360 days are imported.

Smart calendar rules (Airbnb's linked calendars)

Airbnb's linked-calendars feature is deactivated. You can set Smart Calendar Rules in Guesty, instead.

Airbnb Smart Pricing

Airbnb Smart Pricing will be disabled, and any pricing adjustments will not be imported into Guesty. To retain your preferred rates, update the base price for affected nights manually in the Airbnb calendar before connecting to Guesty.

You can use Guesty PriceOptimizer instead.

Listed/unlisted status

The listing will be imported in the same listed status as in Airbnb. i.e., if it is listed (or unlisted) in Airbnb, it will be listed (or unlisted) in Guesty. If the listing is imported as unlisted, you'll need to list it to make it bookable.

Promotions

All promotions applied to the listing in Airbnb before the connection (including Early-bird, Last-minute, and Length of Stay discounts) should be managed directly in Airbnb.

Instant booking/Request to book

An instant booking policy is automatically set for your imported listings.

Guest verification requirements

Guest verification requirements settings are reset. Define them again in Guesty.

Title and description fields

The listing's title and description fields will be pulled to Guesty. Descriptions in different languages will also be imported (as long as the language is supported in Guesty). The title and description fields will be used as the "default" set for all your channels.

Nickname

The listing's nickname is retrieved from Airbnb. If none is provided, Guesty generates one automatically. Learn more about changing a listing's nickname.

Before you begin

Check that your listing content and settings in Airbnb follow the requirements listed below to avoid the import failing.

Airbnb account

Your Airbnb account in the Guesty dashboard must be in a “Connected” status.

Co-host accounts

Guesty currently doesn't support co-host accounts.

Listing status

The listing in Airbnb must not be flagged or suspended. Also, the listing status in Airbnb must be Listed (=bookable and searchable in Airbnb) or Unlisted. We cannot import listings with an “In progress” status. The listing will be imported with the same listed status as in Airbnb. i.e., if it is unlisted in Airbnb, it will be unlisted in Guesty. In this case, you will need to list the listing to make it bookable.

Listing registration and license

You may be required to have a license to lease the property in your jurisdiction. In this case, add your license details to Airbnb before importing the listing. 

Minimum number of nights

Ensure your listing’s minimum/maximum number of nights per stay is aligned with your region’s requirements.

Calendar availability

Ensure the availability window of your listing is open on Airbnb before importing it. The calendar should have any status except "dates unavailable by default." Otherwise, the listing will be imported as unavailable, even if there are no reservations, resulting in a blocked calendar.

Property type

Select one of the following Airbnb property types that are supported by Guesty:

Add only one shared space to a studio property type.

Title, house rules, and description fields

All content (titles and descriptions) should adhere to Airbnb’s content policy. Additionally, the following content isn’t allowed in Airbnb, and if added, will cause the syncing to fail:

  • Email addresses
  • Website links
  • Phone numbers
  • Emojis
  • Abbreviations (Mr, Ms)
  • Repetitive special characters
  • All-capitalized words (such as "CC").
  • Two words (or more) connected with a dot will be considered a website address and will cause an error to appear. I.e., [word].[word]. To solve it, ensure adding a space after the dot: [word]. [word]. 

Photos

The listing must have at least one photo. Ensure the photo resolution does not exceed 1920x1080px, and the file size does not exceed 4 MB.

Rooms arrangement

Several Airbnb bed types are not supported by Guesty. Using these types may cause syncing disruptions between the two platforms. Select only from the following bed types:

  • Air Mattress
  • Bunk Bed
    A bunk bed will count as two beds in the overall number in Airbnb. 
  • Crib
  • Double Bed
  • Floor Mattress
  • King Bed
  • Super King Bed
    Super King beds are only supported on airbnb.co.uk.
  • Queen Bed
  • Single Bed
  • Sofa Bed
  • Toddler Bed
  • Water Bed

Sync listings to the Guesty dashboard

If you created new listings in Airbnb, click Sync listings and refresh the page to add ("pull") the listings to the dashboard. It can take 3-5 minutes for a new listing to appear. The listings will be pulled in a “Not connected” status.

Import the listing data to Guesty

Step by step:

  1. Pull the listing by clicking Sync listings.
  2. Refresh the page.
  3. To the right of the relevant listing, under "Actions", click Connect. 
  4. In the pop-up, click Connect listing.

The status of the listing will change to "Connected" within a few minutes and up to 24 hours, and the listing's data, reservations, and guest messages will be imported within an additional 72 hours.

Use our troubleshooting article in case the listing's status is still “Pending” after 24 hours, or if it is changed to Failed.
