Removing, deleting, or disabling a listing

Remove, delete, or disable a listing to adjust property availability based on your needs. Options include unlisting to pause visibility, deactivating to stop billing, disconnecting to stop syncing, or permanently deleting the property.

Choose the method below that best suits your goals. If you only need to prevent bookings for a specific period without disabling the listing, consider using availability tools instead.

Unlist

Unlist a listing to hide it from search results on booking channels. This effectively "pauses" the listing, which is useful for temporary situations like maintenance. You can list or unlist a listing in Guesty to update all connected channels, or update a specific channel directly.

When you unlist a listing, it remains connected to booking channels. Guest messages and listing settings continue to sync. Unlisting does not stop billing in Guesty, and you can still create manual reservations or block the calendar.

Only unlist via Guesty if the listing remains activated and you plan to relist it later. Otherwise, consider deactivating the listing in Guesty, then unlisting it directly in the relevant channel.

Deactivate

Deactivate a listing in Guesty to stop billing temporarily.

Deactivate the listing before the end of the current month to avoid billing for the following month. If you deactivate in the middle of a month, the full month is billed. Guesty also bills for confirmed reservations made before deactivation, regardless of the check-in date.

Deactivation affects the listing as follows:

  • The listing remains listed on booking channels and available for booking.
  • Updates from the channel (including new bookings) do not sync to Guesty.
  • Updates from Guesty continue to sync to the channel.
  • The listing is removed from the Multi-Calendar.
  • Automations (such as Smart Calendar Rules) are removed.
  • Existing reservations cannot be updated in Guesty.

Note:

If Airbnb suspends a listing due to Trust and Safety violations, the listing remains active and connected in Guesty, and billing continues. The listing shows as "listed" in Guesty but is not bookable on Airbnb. Contact Airbnb Support for assistance in this scenario.

Disconnect 

Disconnecting a listing stops the data sync between Guesty and the channel. This includes reservations, guest messages, and setting updates.

A disconnected listing shows a "Not connected" status on the channel’s Integration page. However, the listing remains active in both the channel and Guesty, and billing continues. You must disconnect a listing from all channels before deleting it.

You can reconnect a disconnected listing later via the Integration page.

Remove

For certain channels, such as Airbnb and Booking.com, you can permanently remove a disconnected listing from the channel’s Integration page in Guesty. This won't stop billing.

Delete

Delete a listing to remove it permanently from Guesty. This stops billing for the listing and is useful when you no longer manage a property.

This action permanently deletes all data related to the listing and cannot be undone. Listing data and associated reservations will appear blank on your Guesty invoice.

Disconnect the listing from all channels before deleting it.

Unavailable by default

Set a listing as unavailable by default to block the calendar generally, while adding specific periods when bookings are allowed.
