When you import an Airbnb listing to Guesty, you define its property, listing, and room types. These details help attract the right guests by setting clear expectations, leading to better stays and five-star reviews.

Property type

Property refers to the physical real estate you lease and its digital representation in Guesty. Common types include villas, apartments, lofts, and chalets.

Note:

You can't add a bedroom to a studio property type.

Channel limitations

Check which of Guesty's property types are synced with Airbnb, Booking.com, and Vrbo.

Additional Airbnb limitations:

If you use an unsupported type in Airbnb, it may result in importing and syncing issues. To avoid this, choose from the following options:

  • Update the property type in Airbnb to a type supported in Guesty before importing the listing.
  • Change the property type in Guesty after the import. Follow the instructions in the next section.

Listing type

A listing is the digital representation of the property, mostly in the context of the information displayed in the booking channels.

When configuring the listing type, select whether the listing is the entire property (“entire home/apt”) or only part of it. For example, an apartment may contain one room available to rent, while all the other rooms in the property are not.

If the listing isn’t the entire property, you can define whether the listing is a “private room” or if the guest has to share it with others (“shared room”).

When configuring the listing’s room arrangement, you can list all rooms (living rooms, bedrooms, bathrooms) and specify whether each room is shared or private.

Note:

You can't add a shared bathroom (half or full) to an “Entire home/apt” listing type.

The term “room type” (sometimes called “unit type”) refers to the listing’s sleeping arrangement

One listing can contain multiple room types, each offering a different sleeping arrangement. For example, one hostel can have seven standard rooms, five double rooms, three suites, and one duplex. Each of these four types is considered a room type, with the differentiating factor being the sleeping arrangement.

You can set the listing’s room type only after a listing is created, by navigating to the listing’s Property page > Location & details > Property details. You only need to specify the listing’s room type when connecting a listing to Booking.com. Otherwise, you can leave it blank.

The following room types (only) sync with Booking.com:

  • Apartment
  • Studio
  • Bungalow
  • Chalet
  • Villa
  • Tent
  • Yurt (synced to Booking.com as "Tent")

In addition, every unit may include more than just a bedroom — such as a bathroom, living room, and amenities. You can configure the rooms inside a listing in the listing room arrangement. You can assign photos to each room separately so guests can know what they should expect.

Change the property details

Airbnb sync settings

Set or update your property details in Guesty.

Please note that making changes to a listing property type or listing type in Airbnb disables your ability to update these fields in Guesty, and they'll become "locked". This locked attributes feature can be used, for example, to add a property type supported in Airbnb but not in Guesty. To do so, directly change the listing's property type to the desired value in Airbnb. The property type will be managed in Airbnb and can't be changed from Guesty. The property type won't be displayed in Guesty but will appear in Airbnb.

Follow the instructions below to update the relevant setting.

Step by step:

  1. Sign in to your Guesty account.
  2. In the side navigation menu, click icon Properties overview.
  3. Click the relevant listing.
  4. In the left-side menu, under "Details & Layout", click Location & details.
  5. Select Property details.
  6. Click Edit
  7. Change the relevant property details.
  8. Click Save.
