This article walks you through the process of integrating your Booking.com account with Guesty. Follow the steps below to establish two-way synchronization between platforms, allowing automatic updates of availability, rates, and reservations.
1. Create an Airbnb account
It is a prerequisite to create and connect an Airbnb account to enable the use of Guesty Lite and connect other booking channels. Your existing Airbnb listings will be imported into Guesty during the connection process.
2. Create a Booking.com account
Once your Airbnb account is connected, you can create a Booking.com account.
3. Prepare your listing in Booking.com
Next, make sure your Booking.com listings meet the requirements listed below via the Extranet and make it live.

Enter your property’s description, facilities, and room amenities.
The description on your Booking.com property page is automatically generated based on the information you’ve provided in the Extranet.
- Add at least 5 photos of your property.
- Verify your property’s location.
- Add rates and availability to your calendar.
- Set your property's status to one of the following:
- Open/bookable
- Auto closed (availability)
- Closed - ready to reopen
- XML: Closed
- XML: Ready to open
- XML: Being built
- Go to the Home tab and in the homepage banner, click Make my property live.
4. Set Guesty as your connectivity provider in Booking.com
Follow the instructions below to set Guesty as your connectivity provider on the Booking.com Extranet.
Step by step
- Sign in to your Booking.com account.
- Select the relevant listing/property.
- In the top menu, click Account.
- From the dropdown, click Connectivity Provider.
This will direct you to the Connectivity Provider page. - Click

Type in and select Guesty in the "Provider name" search box.
Then, you'll be automatically directed to the next page (Step 7).

By default, all of the provider management checkboxes will be selected.
Important:
The connection will only work if Rates & Availability, Reservations, Content, and Photos are selected.
We highly recommend keeping all options selected.

- Select the Extranet access option, which is unchecked by default.
- Click Next.
- Follow the flow on Booking.com to complete the setup.
Once you set Guesty as the listing's connectivity provider, Guesty automatically approves the connection within an hour. Booking.com will send you an email once the connection is approved.
5. Set your rate plans
You can maintain multiple rate plans per listing in Booking.com during the linking process—one parent rate plan with multiple child rates underneath it. Guesty preserves your existing rate plan configurations, ensuring no data loss during the connection process.

Import multiple rate plans to Guesty
Once your account is linked, your rate plans work as follows:
- All rates: Pricing and availability are synced from Guesty.
- Parent rate: Manage cancellation policies and availability restrictions in Guesty. Edit additional parent rate settings directly in the Booking.com Extranet.
- Child rates: Create and manage from the Booking.com Extranet (all child rates must be created under the same parent rate plan).
- Reservations: Upcoming Booking.com reservations display on your Guesty calendar, regardless of the rate plan used.
Cancellation policies aren't imported from Booking.com.
If you set a cancellation policy in Guesty, it will sync to your parent rate on Booking.com. Alternatively, continue managing cancellation policies directly in the Booking.com Extranet.

Once have have completed these steps, proceed to link your listing to Guesty.
Note:
To link a listing to Guesty, it must have at least 90 days of future availability.
