Understanding Airbnb service fees for hosts and guests

Airbnb is replacing the split-fee and host-only fee structures with a mandatory single fee structure. With the new structure, guests see and pay the price you set with no additional service fees.

By October 27, 2025, all hosts will automatically move to a single service fee of 15.5%, and 16% for listings in Brazil. This fee applies as a percentage to the nightly rate and all host-charged additional charges, such as cleaning fees. The fee incorporates the additional 1–2% for cross-currency bookings that Airbnb announced in 2024.

While the 15.5% single service fee may seem higher, you can adjust nightly rates and fees to ensure payouts and guest prices remain unchanged. This changed won't affect search rankings as the service fee is taken from the reservation's total price. You can continue to find a detailed financial breakdown in Airbnb.

Understanding the fee structure and implementation timeline

Current single fee structure

A single 15.5% service fee will be applied to the price of confirmed reservations and used to calculate your total payout. The fee is based on the global average of Airbnb’s service fees, shared by both hosts and guests. Reservations in Brazil will have a single service fee of 16%.

The implication will be carried automatically out as follows:

  • 25 August 2025
    Host accounts created on or after August, 25, 2025, will default to the single service fee of 15.5%, once connected to a Property Management System (PMS) or Channel Manager (CM).

  • 27 October 2025
    Existing hosts using a Property Management System (PMS) or Channel Manager (CM) who use the split fee structure are automatically transitioned to the 15.5% single fee structure on October, 27, 2025. If they have already switched to the single fee at 15%, their rate will also move to the 15.5% rate.

  • 01 December 2025
    Existing hosts who are on the single fee at 15% and who do not use a Property Management System (PMS) or Channel Manager (CM) will be automatically transitioned to the 15.5% single fee structure on December 01, 2025.

Recommended actions to protect your payouts

To maintain your earnings, we recommend the following adjustments to your pricing, as a 15.5% markup is not enough to cover the 15.5% single fee:

Why should I add 18.34%?

Let’s say your target is $100 payout for a listing. If you apply a 15.5% markup, your net earnings will only be $97.60. If you apply an 18.34% markup, the guest will pay $118.34. Your commission will be $18.34, and your earnings will be right on target.

When is the new single fee structure being applied?

The new 15.5% single fee automatically applies to all hosts on October 27, 2025.

Does this affect new and existing listings?

Yes. Host accounts created after August 25, 2025, default to the new fee. All existing hosts automatically move to the new fee on October 27, 2025.

What happens to reservations confirmed before I switch?

Reservations confirmed before the switch on October 27 remain under their original fee structure, regardless of the check-in date.

Does the 15.5% fee apply to all my fees?

Yes, the 15.5% fee applies to your nightly rate and all host-charged fees, such as cleaning fees and other additional charges.

Is VAT applied to service fees?

Depending on your property’s jurisdiction, VAT may also apply to service fees. The service fee will be VAT-inclusive where applicable.
