Setting up a non-refundable discount for an Airbnb listing

Set up a non-refundable discount on your Airbnb listings to offer guests a lower price if they commit to a non-refundable booking. The discounted rate, typically 10% off the base price (except in China), appears in Airbnb search results.

At checkout, guests choose between your standard rate (subject to your cancellation policy) or the discounted, non-refundable rate. If a guest books the non-refundable rate and cancels, you keep the entire payout for all booked nights. The cleaning fee is not paid out if the guest cancels before check-in.

Before you begin

The non-refundable discount option is only available for reservations that meet these conditions:

  • The check-out date is within 60 days
  • The reservation is not booked with a pre-approval or special offer
  • The listing's cancellation policy is not "Super Strict 30" or "Super Strict 60"

Guests can book the non-refundable rate until the cancellation policy takes effect, based on the selected policy type:

  • Flexible: Non-refundable rate is bookable up to one day before desired check-in date.
  • Moderate: Non-refundable rate is bookable up to five days before desired check-in date.
  • Firm: Non-refundable rate is bookable up to 14 days before desired check-in date.
  • Strict: Non-refundable rate is bookable up to 14 days before desired check-in date.

The discount is applied on top of the total listing price, which includes any discounts, promotions, and other pricing adjustments.

Follow the instructions below to set up a non-refundable discount for an Airbnb listing.

Step by step:

  1. Sign in to your Guesty account.
  2. Click Listings.
  3. Click the relevant listing.
  4. In the left-side menu, click Pricing & Policies.
  5. Select Reservation policies from the dropdown.
  6. Scroll down to "Cancellation policy" and click Edit.
  7. Toggle on Add a non-refundable discount.
  8. Under "Discount," select the desired discount percentage: The default is 10%.
  9. Click Save.
